At 55 Water, we aim to exceed your expectations of a Class A office building. There are currently several floors available for long term lease. Each full floor has over 60,000 square feet of rentable columnless space you can build and customize as you see fit. - Efficient HVAC – The HVAC system now includes a Thermal Storage Chiller Plant, which creates ice overnight to cool the building during the day. This new system is not only more efficient and less costly, but also helps reduce the impact our building has on the environment every day. Standard hours of HVAC operation are 8:00 AM to 1:00 AM Monday through Friday and 8:00 AM to 6:00 PM Saturday and Sunday.
- Experienced Staff – Our expert staff is always ready to assist with any need you may have. The building is constantly protected by a trained security team to ensure tenants’ safety. A preapproved visitor system allows tenants’ pre-approved visitors to enter the building seamlessly. Our management team has offices onsite and an open door policy to assist you at any time.
- Elevators – Over 70 elevator cars are available for passenger and service use, all now running on a newly installed solid state micro-processor controlled dispatch and control system. We have also added new security cameras, card readers, door hardware, A.D.A. compliant cab interiors and emergency power systems so elevators shall never stop in the event of a power loss.
- Loading Docks – The building features two separate loading docks, maintained and always ready for tenant use to increase delivery speed, capacity and help your business run more efficiently.
- Onsite Parking Garage – Our onsite parking garage takes away the hassle of finding parking in Manhattan. The garage features many amenities for tenant use, including valet service and battery charging stations for electric cars.
